1. What is DSCR?
DSCR (Debt Service Coverage Ratio) measures a property’s rental income compared to its debt obligations. It’s calculated by dividing the property’s net operating income (NOI) by the mortgage debt payment. With N- VestPro™, properties with DSCR below 1.0 may still qualify.
2. Do I need to provide tax returns, pay stubs, or job verification?
No. Unlike traditional loans, N-VestPro™ does not require personal income or employment documentation. Approval is based on the property’s cash flow.
3. What types of properties qualify?
Single-family homes, condos (warrantable and non-warrantable), condo hotels, and multi-family properties are eligible. Short-term rental properties (such as Airbnb/VRBO) are also accepted, provided they have AirDNA reports.
4. Is this program available to first-time home buyers?
No. N-VestPro™ loans are strictly for business and investment purposes.
5. How many properties can I finance with N-VestPro™?
There’s no limit to the number of financed properties you can own. Exceptions are available for investors with more than five loans.
6. Are both U.S. citizens and foreign nationals eligible?
Permanent and non-permanent residents are eligible. Foreign national options may be considered on a case- by-case basis.
